Running a holiday let on the Costa del Sol is not a matter of publishing a listing and waiting. Between one booking and the next sits a chain of work that decides whether the property earns or simply creates hassle: repricing every day, answering guests at any hour, turning the apartment around in a few hours, handling problems in person, and keeping the property legally compliant.
We work on full management: we handle the entire cycle and you receive the income. There are no service tiers and no extras billed separately. One single percentage of what the property bills, so we only earn when you earn.
If you would rather keep part of the control and delegate only the day-to-day, we also work as co-hosts. The difference is how involved you want to be, not the standard of the service.
A large share of the owners we work with are not in Spain. They bought on the Costa del Sol to use the property a few weeks a year and to have it earning the rest of the time. That arrangement works — but only if someone is physically nearby.
Remote ownership fails on the practical things: the guest who cannot open the door at midnight, the boiler that stops in August, the cleaner who cancels on a changeover day. Those are the moments that decide your reviews, and none of them can be solved from another country. We wrote about what it really takes in our guide to managing an Airbnb remotely.
There is also the tax side, which catches people out. As a non-resident owner you have obligations in Spain whether or not you let the property, and the rules changed for UK owners after Brexit. We explain the full picture in non-resident property tax in Spain and the specifics of letting income in tax on rental income for non-residents.
If you are still deciding whether to buy, our guide to buy-to-let on the Costa del Sol compares areas, purchase costs and realistic yields.
We work across the province of Málaga. These are the areas where we manage most properties and know the market best.
Old town, Soho and Muelle Uno. Demand spread through the whole year, with short city breaks and international travellers.
The highest average rate on the coast. Premium properties where service standards and fast response make the difference.
Apartments with pools and sea views. A long season and a high share of returning guests.
One of the highest-turnover destinations in the province. Demands near-daily changeovers and tight cleaning coordination.
Strong presence of foreign owners and long winter stays, which steady the occupancy outside the peak season.
A growing, less saturated market. A good moment to position a new property.
Villas and townhouses with private pools. Longer stays and family groups.
The Axarquía and the eastern coast. A sharp summer season that demands careful pricing.
Before letting a property to tourists in Andalucía there are two steps that are not optional. The first is registration with the Andalusian Tourism Registry, which assigns the VFT code that must appear in every listing. The second is the single rental registry (NRUA), the number the platforms have required since 2026 to keep a listing online.
Without those numbers a listing can be taken down, and letting without a licence exposes you to fines far larger than the cost of doing it properly. We set out both processes step by step in our guides to the tourist licence in Andalucía and the NRUA registration, and we cover the local rules in Málaga's short-term rental laws.
If your property is not registered yet, we handle the process. If it already is, we check that the paperwork and the listings are in order before anything goes live.
In Spain, holiday let management companies typically charge between 15% and 25% of revenue, depending on the scope of the service. The range is wide because the same word covers very different things: some companies only manage the calendar, others look after the whole property.
We charge a single percentage, everything included, entirely on results. No fixed monthly fee, no set-up cost, no separate invoices for cleaning, photography or handling problems. If your property does not bill, we do not charge.
What actually determines your year-end figure is not the headline percentage but the occupancy and average rate the manager achieves, and which costs they absorb. A 15% fee on mediocre occupancy leaves you less than 20% on a well-run property. We break it down with real numbers in holiday let management fees and set out the full cost base in the costs of running an Airbnb in Spain.
No. You remain the owner and you control the calendar: you can block any dates you want for your own use or for family. You have live access to the calendar and a monthly report covering everything that happened.
Yes. You just block the dates in advance. The earlier they are blocked, the less they affect the pricing strategy and peak-season occupancy.
We verify guests before every check-in and work with the platforms' cover alongside damage insurance. When something happens we document it the same day and handle the claim ourselves.
It depends on the area, size, furnishing and season. We prepare a free profitability study using real figures from comparable properties in your town, with no obligation.
No. We manage across the province: Málaga, Marbella, Benalmádena, Torremolinos, Fuengirola, Estepona, Mijas and Nerja, among other Costa del Sol municipalities.
We handle the registration with the Andalusian Tourism Registry and the NRUA. It is the first step: without those numbers the listing cannot be published.
