How much can you earn from a holiday let in Malaga?

The honest answer is that it depends on three things: the area, the size of the property and how it is run. But there are public reference figures worth knowing.

According to INE, the province of Malaga ended May 2026 with 45,176 registered holiday lets — the highest figure in Spain. Average occupancy per apartment sits at 67.9%, rising to 73.5% at weekends. In the city, July 2026 closed at 83% occupancy with an average rate of around €189 a night.

Against those benchmarks, a property holding market-average occupancy bills considerably more than most owners estimate before they start. And what separates a property from the average is rarely the location — it is daily rate review and response time to guests.

What to subtract before talking about profit

Revenue is not what you keep. It is worth having the full picture from the start.

Platform commission: around 15% on Airbnb’s standard model, and different again on Booking.com. Changeover cleaning: charged to the guest, but it affects how competitively you can price. Utilities and community fees: they run whether the property is occupied or not. Maintenance: higher than on a long let, because turnover wears things out. Management, if you delegate. Before you calculate: what the law requires

Andalucía requires two things: registration with the Tourism Registry and its VFT code, and the NRUA number the platforms have required since 2026 to keep a listing online.

On top of that, since August 2025 Malaga city has stopped issuing new licences, with a horizon of 2028. The freeze is municipal: Marbella and the other towns have their own position. It is also worth checking whether the community of owners permits tourist letting before investing in anything.
