OkeyStay is a holiday rental portal that charges 15% commission on its free plan, includes an AI agent for every listing at no cost, and writes its listings so that Google and AI assistants find and recommend them. No monthly fee, no lock-in, and the money lands in your own Stripe account.
For an owner in Malaga or on the Costa del Sol, the question is not whether the site looks good. It is what it adds to the channels you already use, and what the small print says. Here it is, point by point.
What is OkeyStay?
It is a holiday rental portal positioned as an additional channel, not a replacement for Airbnb or Booking. Listing is free and you only pay when a booking comes in.
What makes it different from classic portals is how the listings are built. They are written to be used by AI assistants when someone asks for somewhere to stay, and they display the verified tourist licence, the real location and the total price up front.
How much does OkeyStay charge?
Two plans: 15% on the Free plan and 10% on Pro, both on the total the traveller pays. There is no monthly fee and no lock-in, and the payment goes to your own Stripe account rather than the platform’s.
That last detail matters more than it sounds. Collecting the money yourself changes who holds it until the stay happens, and it makes reconciliation with your own books considerably simpler.
Before deciding, run the same exercise we recommend for any intermediary: work out the total annual cost against your real revenue, not the headline percentage. We put numbers on that in how to choose a holiday let management company.
The AI agent included with every listing
Every listing gets its own AI agent, included in the free plan at no extra cost. It answers prospective guests using the details you give it, in both Spanish and English.
The interesting part is how it handles what it does not know: it does not invent an answer. The unanswered question lands in your dashboard, you reply once, and it is learned from then on.
For anyone running a property single-handed, that targets the single biggest time sink. We put figures on it in self-managing your Airbnb vs hiring a management company: answering messages takes up most of the four to eight hours a week a single property demands.
Visibility on Google and in AI search
OkeyStay rewrites each property’s copy in Spanish and English and adds structured data, with three stated goals:
- SEO, so Google finds the listing.
- AEO, so AI answers use your details.
- GEO, so ChatGPT, Gemini and Perplexity recommend the property.
This is the platform’s main selling point, and also the part worth examining most closely. It states that assistants check availability and pricing in real time, but does not explain the mechanism. Asking them to demonstrate it with a concrete case before you count on it is entirely reasonable.
You review the generated copy before it goes live, and that is not a formality: whatever the listing promises, you are the one who answers for it.
What are OkeyStay Keys?
Keys are the ecosystem’s balance. One Key equals one euro, they build up in a wallet and, according to the platform, they never expire.
There are two ways to earn them:
- 2 Keys for every €100 of your own bookings when you travel.
- 1 Key for every €100 taken by the property of each host you invite.
- With HostFlow Stay or OceanPrice active you reach a higher rewards tier, although the figures are not published.
They come out of OkeyStay’s commission, not from a surcharge to the traveller or an extra fee to the host, and every movement is logged with its date, reason and the booking it came from.
What is not published yet is how they are redeemed. The platform defines them as the ecosystem’s balance but does not spell out what they can be spent on, or under what conditions. Worth asking before you factor them into your numbers.

Importing and channel management
You do not have to enter the property by hand if it is already listed elsewhere: it imports from Airbnb, Booking, Hostaway, Vrbo, Lodgify or Smoobu, and you can also add it manually.
Prices and calendar are changed in one place and pushed to the other channels. When a booking comes through OkeyStay, it is added to your other platforms and those dates are blocked.
Even so, watch it closely for the first few weeks. Any new channel is one more calendar to keep in sync, and a double booking in August costs far more than any portal’s commission.
The invite programme
Alongside Keys there is a referral programme with a personal link: 20% of what your invitee pays during their first three paid months, 7% after that for as long as they stay a customer, and 10% permanently if you keep 25 active invitees. To get paid you need an active service yourself. According to the platform, the invitee pays no more for having arrived through an invitation.
Five things to check before you list
- The licence is still yours. The VFT code and the NRUA number are your responsibility wherever you list. We cover it in our guide to the Andalusian tourist licence.
- Test the sync. Make a test booking and confirm the dates are blocked across your other channels.
- Review the generated copy. If the listing promises something your property does not have, you are the one who gets the review.
- Keep pricing consistent. Total price, cleaning and deposit should match what you offer on your other platforms.
- Tax treatment does not change. A booking through a new channel is invoiced and declared exactly as before.

Frequently asked questions
Does listing on OkeyStay cost anything?
No. Signing up is free and there is no monthly fee or lock-in. Commission is only charged when a booking comes in: 15% on the Free plan and 10% on Pro.
Can I stay on Airbnb and Booking?
Yes. It is designed as an additional channel and syncs calendar and pricing with the platforms you already use.
Who collects the booking payment?
The host, into their own Stripe account. OkeyStay takes its commission on the total the traveller pays.
What exactly are Keys good for?
The platform defines them as the ecosystem’s balance, at one Key per euro and with no expiry, but it has not yet published the redemption terms. That is the question to put to them before counting on that balance.
Does it replace a management company?
No. OkeyStay is a sales channel: it puts the property in front of more travellers and handles the first enquiries. Turnover cleaning, check-ins and check-outs, maintenance and problems on the ground remain yours, or your manager’s.
